¿What are habitability certificates and how to get them?



What are they?


Habitability certificates are documents that certify that a dwelling is suitable for the use for which it is intended and meets the habitability conditions established by the applicable regulations. These certificates are issued at the time of the first occupation of a dwelling and must be renewed every 15 years or 25 years for new constructions. Habitability certificates are mandatory for all types of dwellings, whether a single-family home, an apartment or a tourist room. These certificates are a guarantee for the occupants of the dwelling that it will meet the minimum habitability conditions established by the regulations. Habitability certificates consist of different modules that evaluate different aspects of the dwelling, such as electrical installation, gas installation, water installation, sanitation installation, heating installation, fire safety and accessibility of the dwelling. In the case of the sale of a dwelling, it is the seller's obligation to prove that the dwelling has a valid habitability certificate. If it is not in order, it is necessary to request its renewal or, if applicable, its first issuance before signing the sales contract. In summary, habitability certificates are essential documents to guarantee the safety and quality of the dwelling in which we live and ensure that it meets the minimum habitability conditions established by the regulations.
